    Congratulations on taking the first step towards owning your dream home! We understand that buying your first home is both exciting and a bit overwhelming, so we’ve created this guide to help you navigate the process with confidence. Follow these steps to ensure you’re fully prepared and ready to secure one of our beautiful new homes in Te Kauwhata.


    Step 1: Assess Your Financial Health

    Before you start house hunting, it’s essential to understand your financial situation. Here’s how:

    1. Review Your Savings: Calculate how much you’ve saved for a deposit. Remember, with our special offer, you don’t need to pay a contract deposit upfront—nothing is due until settlement!
    2. Budget for Homeownership: Consider all the costs of owning a home, including mortgage repayments, rates, insurance, and maintenance.

    Step 2: Get Pre-Approved for a Mortgage

    To know how much you can borrow, it’s crucial to get pre-approved for a mortgage. Our preferred lenders, BNZ, Kiwi Bank, and ASB, offer tailored support for first-time buyers:

    • BNZ First Home Buyer’s Package:
      • Low Deposit Options: BNZ may offer lending with less than a 20% deposit.
      • Home Advantage: Get expert advice from BNZ’s home lending specialists to find the best mortgage product for your situation.

    • Kiwi Bank First Home Loans:
      • Low Deposit Options: With as little as a 10% deposit, you could secure a home loan.
      • First Home Grant: Access up to $10,000 for your deposit if you’ve been contributing to KiwiSaver for at least three years.

    • ASB First Home Support:
      • Welcome Home Loan: Borrow with a 10% deposit, backed by Kainga Ora.
      • KiwiSaver HomeStart Grant: Get a government grant of up to $10,000 if you meet the eligibility criteria.

    Step 3: Explore Government Support Programs

    New Zealand offers several initiatives to help first-time homebuyers get into their first home faster:

    • Kainga Ora First Home Grant:
      • If you’ve been contributing to KiwiSaver for 3-5 years, you could receive $3,000 to $5,000 towards an existing home or up to $10,000 for a new build like ours.
    • First Home Loan:
      • Backed by Kainga Ora, this allows you to secure a loan with just a 5% deposit through our preferred lenders like Kiwi Bank and ASB.
    • KiwiSaver Withdrawal:
      • You can withdraw most of your KiwiSaver savings to put towards your first home. It’s important to get pre-approval from your KiwiSaver provider and ensure all paperwork is in order.

    Step 4: Arrange a Consultation with us

    We understand that the financial side of things can be tricky, so we recommend arranging a consultation with us at Lakeside. At these consults, you’ll get valuable advice on the process, avoiding stress and learn more about the support available to you. 


    Step 5: Secure Your Home with Us

    Once you’re financially prepared and pre-approved for a mortgage, it’s time to take the next exciting step:

    1. Choose Your Home: Select from one of our 12 beautiful new build homes in Te Kauwhata. Our sales team is here to help you find the perfect fit for your needs.
    2. Raise a Sale and Purchase Agreement: Work with our team to complete a Sale and Purchase Agreement. With our special offer of 0% contract deposit, you won’t need to pay anything until settlement, giving you ample time to arrange your finance and access your KiwiSaver funds.
    3. Finalize Your Mortgage: With the Sale and Purchase Agreement in hand, finalize your mortgage with your preferred lender.
    4. Settlement Day: On settlement day, you’ll complete the payment process, and the keys to your new home will be yours!

    Step 6: Move into Your New Home!

    After settlement, it’s time to move in and enjoy your new home. Our team will be there to support you every step of the way, ensuring a smooth and stress-free process.
